Don’t Wait To Sell Your House in Greater Lansing, Michigan

Don’t Wait To Sell Your House | MyKCM

We’re in the ultimate sellers’ market right now. If you’re a homeowner thinking about selling, you have a huge advantage in today’s housing market. High buyer demand paired with very few houses for sale makes this the optimal time to sell for those who are ready to do so. Whatever the move you want to make looks like, here’s an overview of what’s creating the prime opportunity to sell this summer.

High Buyer Demand

Demand is strong, and buyers are actively searching for homes to purchase. In the Realtors Confidence Index Survey published monthly by the National Association of Realtors (NAR), buyer traffic is considered “very strong” in almost every state. Homebuyers aren’t just great in number right now – they’re also determined to find their dream home. NAR shows the average home for sale today receives five offers from hopeful buyers. These increasingly frequent bidding wars can drive up the price of your house, which is why high demand from competitive homebuyers is such a win for this summer’s sellers.

Low Inventory of Houses for Sale

Purchaser demand is so high, the market is running out of available homes for sale. Danielle Hale, Chief Economist at realtor.comexplains:

“For most sellers listing sooner rather than later could really pay off with less competition from other sellers and potentially a higher sales price... They’ll also avoid some big unknowns lurking later in the year, namely another possible surge in COVID cases, rising interest rates and the potential for more sellers to enter the market.”

NAR also reveals that unsold inventory sits at a 2.4-months’ supply at the current sales pace. This is far lower than the historical norm of a 6.0-months’ supply. Homes are essentially selling as fast as they’re hitting the market. Below is a graph of the existing inventory of single-family homes for sale:Don’t Wait To Sell Your House | MyKCMAt the same time, homebuilders are increasing construction this year, but they can’t keep up with the growing demand. While reporting on the inventory of newly constructed homes, the U.S. Census Bureau notes:

“The seasonally‐adjusted estimate of new houses for sale at the end of April was 316,000. This represents a supply of 4.4 months at the current sales rate.”

What Does This Mean for You?

If you’re thinking of putting your house on the market, don’t wait. A seller will always negotiate the best deal when demand is high and supply is low. That’s exactly what’s happening in the real estate market today.

Bottom Line

As vaccine rollouts progress and we continue to see the economy recover, more houses will come to the market. Don’t wait for the competition in your neighborhood to increase. If you’re ready to make a move, now is the time to sell. Let’s connect today to get your house listed at this optimal moment in time.

Housing Opportunities for the Delhi Township, Holt, Real Estate Market - Timing is Money!

Delhi Township, Holt, real estate buyers and sellers do have opportunities in this market today. Crisis or no crisis, people still can move up or buy that first home. The large number of homes available for sale provides home buyers with a wide range of choices. Interest rates remain low. Affordability has improved in many markets. I think this is the smartest time to buy a home in my 30 years of marketing real estate.
Home inventory dropping almost 10% over the past 6 month’s is a sure sign that we may be reaching the bottom of this challenging market that we have experienced over the past 24 months.

Preparing your home for the spring market is very important to compete in today’s market. The Home Sellers Tool Kit will give you some great ideas to get you prepared for selling this year.
You may be thinking, is it a good time to sell my home and buy another? We have to remember that homes are selling when they are well prepared for sale and priced right. The reason is because people buy and sell homes for lifestyle reasons. Births, marriages, new jobs, retirement and others are all drivers. Following the advice of a full-service professional, who knows market conditions and a home’s competition, is critical in readying a home for sale.

First time home buyers receiving the tax credit which will be the lesser of either 10% of the home’s cost or $8,000 also contributes to the reason for buyers to start shopping. This will be available to qualified first time home buyers – and those who have not owned for at least 3 years - for the purchase of a principal residence in 2009. The credit does not have to be paid back if the buyer stays in the home for at least 3 years. This could have the domino effect to allow sellers to begin moving up to that larger home and selling their house, which they may have out-grown.

So, is “Now the Time To Make Your Move” I think so, however, much depends on your current situation, motives, and ability to qualify for the new, tight credit market. It may take a team of professionals to help you make some of these important decisions.

Our market could change soon, (or maybe not) as prices begin to climb back up, interest rates begin to rise, and inventory continues too go down. Is that when we will be back into a normal market? Not really. There is no such thing as a bad market or good market; there is just a market. Supply and demand is what made this the best country in the world to own real estate.

Delhi Township, Holt Real Estate, Preparing Your Home for Sale

First impressions make a significant impact on a buyer’s decision-making process! Once your home goes on the market, it becomes a product. Home Styling or Staging simply allows you to highlight the best of your home and de-emphasize its flaws. It’s not about decorating, but actually turning your home into a model, to appeal to the broadest range of prospective buyers. The goal is to make people feel like they could live there, and the best way to do this is to “neutralize” the surroundings.

Try out these helpful styling tips taken from Setting the Stage - REALTOR® Magazine Online. They’ve compiled the best tips from stagers and real estate pros—things you can do for little or no expense—to put a home in prime showing shape.

*Clear out closets and clutter—sellers can give away or pack up toys, linens, and small kitchen appliances to store offsite. Buyers are also forgiving of storage boxes neatly tucked away in a garage or basement.
*Focus most on the most visible areas—the foyer, kitchen, living room, master bedroom, and family room.
*De-personalize the home by removing photos, mementos, and dated items.
*Use plants in colorful pots or inexpensive wicker baskets to fill in empty spaces.
*Look to home catalogs for little details on beautifying the home. For instance, group books, pictures, and objets d’art appealingly on bookcases.
*Try angling one or two pieces of furniture slightly and move furniture 4 inches to 6 inches from the wall to create more interesting room spaces.
*Put away large collections— porcelains, plates, and so on.
*Remove valuables, prescription medicine, collectibles, and breakables.
*Trim trees, prune shrubs, and make sure the lawn is mowed and watered regularly.
In summer, turn on the sprinklers for five minutes, 30 minutes before the open house. It makes the lawn and driveway sparkle.
*Refrain from cooking anything that leaves a distinctive odor, such as fish, garlic, or cabbage.
*Hire a professional service to clean the home, including the carpets and the windows.
*Set the dining room table with attractive linens, dishes, and stemware.
*Arrange fresh or silk flowers throughout the home.
*Light a fire in the fireplace in fall and winter.
*A mirror in a pretty frame can make a small room feel more open.
*Use as much natural light as possible. Add extra lamps in dark rooms or corners.
*Make functional repairs—fix dripping faucets, sticking doors, and broken fences.
*Bring in another pair of eyes—even if it’s not a professional stylist. The person may see problems you and have missed.
