High Buyer Demand

Demand is strong, and buyers are actively searching for homes to purchase. In the Realtors Confidence Index Survey published monthly by the National Association of Realtors (NAR), buyer traffic is considered “very strong” in almost every state. Homebuyers aren’t just great in number right now – they’re also determined to find their dream home. NAR shows the average home for sale today receives five offers from hopeful buyers. These increasingly frequent bidding wars can drive up the price of your house, which is why high demand from competitive homebuyers is such a win for this summer’s sellers.

Low Inventory of Houses for Sale

Purchaser demand is so high, the market is running out of available homes for sale. Danielle Hale, Chief Economist at realtor.comexplains:

“For most sellers listing sooner rather than later could really pay off with less competition from other sellers and potentially a higher sales price... They’ll also avoid some big unknowns lurking later in the year, namely another possible surge in COVID cases, rising interest rates and the potential for more sellers to enter the market.”

NAR also reveals that unsold inventory sits at a 2.4-months’ supply at the current sales pace. This is far lower than the historical norm of a 6.0-months’ supply. Homes are essentially selling as fast as they’re hitting the market. While reporting on the inventory of newly constructed homes, the U.S. Census Bureau notes:

“The seasonally‐adjusted estimate of new houses for sale at the end of April was 316,000. This represents a supply of 4.4 months at the current sales rate.”

What Does This Mean for You? 

If you’re thinking of putting your house on the market, don’t wait. A seller will always negotiate the best deal when demand is high and supply is low. That’s exactly what’s happening in the real estate market today.

Real Estate Market Update March 16, 2010 Greater Lansing, Michigan

The greater Lansing Association of Realtors YTD stats were shared today at the general sales meeting of Coldwell Banker Hubbell BriarWood who meet once a month for industry updates, programs, and financial mews. The Greater Lansing Real estate market has positive numbers adding up as we near the expiration date (April 30th) of the home buyer tax credit.  A whopping 21.89% increase over last year for volume and 16.76% increase in average sale price. Interest rates are at 5.15% today.

Two of the positive signs shared by Matt Bowler, general Sales manager were average sale price in residential increasing to $94,755.00 up 14% over last year and Residential Market Surplus at 11.25 months  down over last year. What that means to sellers is that right now there is less competition on the market and pricing has somewhat stabilized compared to the big drop in pricing in 2009.

Real Estate Market Update, Greater Lansing, Michigan

The Greater Lansing real estate market update for March 2, 2010. The Greater Lansing area is a great place to live, work, and play. We are showing signs of increased sales as the inventory continues to become lower also. last year at this time there was 11 months supply of homes, which is down to 7 month today. Now that's good news. The home buyer tax credit expires April 30, 2010 which has also been a contribution to pending sales. Transaction written prior to the deadline must be closed by June 30, 2010.

Sleeping Giant in the Greater Lansing Area - The Grand River

One of the sleeping giants in the Greater Lansing area is the river. Gillespie Group showcased the Grand River Waterfront downtown this past Fall, by providing boat tours to the downtown patrons and local officials. A positive mood is in the air for the Greater Lansing Real Estate Market in the future, as we continue to work our way through this current recession. While the State is at 14.7; Lansing/East Lansing unemployment is at 10.6 which continues to work its way down. (See good news for Lansing Michigan)

Existing-home sales surged 10.1 percent to a seasonally adjusted annual rate of 6.10 million units in October. November is providing stronger sales also in the Greater Lansing real estate market. Below is a report given by Lawrence Yun, NAR chief economist.

First Time Home Buyer Tax Credit Aids Greater Lansing Home Sales

The greater Lansing Michigan real estate market has seen much more activity in recent weeks for home sales due to the first time homebuyer Tax Credit that will be expiring on December 1, 2009, unless extended. NAR indicated that about 40% of the closed sales over the past 6 months have been first time homebuyers. Here is an update video asking you to contact Congress for an extention of this bill.
